Mahmutlar is lively and convenient — markets, restaurants, a long beach promenade, and a large international community. Daily life is easy without a car, and rental demand is strong year-round. If you like a bit of buzz outside your window, this is your district.
Kargıcak, just a few minutes east, is calmer and more scenic. It’s known for modern developments, sea-and-mountain views, and a quieter pace. You trade the busy promenade for space, privacy, and some of the best panoramas on this stretch of coast.
As a rough guide: choose Mahmutlar for amenities, community, and easy letting; choose Kargıcak for tranquillity, views, and newer builds. Budgets stretch slightly further in Mahmutlar’s older stock, while Kargıcak leans a little more premium.
Of course, the right answer depends on how you’ll actually use the property — and there’s no substitute for standing on the balcony yourself.
