Minimum valuation: $200,000 USD
Under Presidency of Migration Management (Göç İdaresi) rules, a residence permit obtained through real estate requires the Tapu to state a sale value of at least $200,000 USD nationwide. Older, lower limits are void, and the tax-assessed (rayiç) value is no longer accepted as the reference figure — the declared deed value and appraisal must both clear the threshold.
Annual renewal & maintenance
The real estate residence permit is typically granted for one or two years at a time. It is fully renewable for as long as the investor retains 100% ownership of the underlying property. Selling, gifting or transferring a share of the property ends the basis of the permit, so ownership must remain intact through each renewal cycle. Renewal files are submitted online and finalised at the Alanya Göç İdaresi office.
All Alanya neighbourhoods are open
Following the official Göç İdaresi declarations of June 2026, every neighbourhood across Alanya — and Türkiye more broadly — accepts initial address registration and real estate residence permit applications. The former "closed district" restrictions no longer apply to property-owner ikamet files.
