A beautiful apartment is only part of the picture. Before you commit, check five things:
1. The building’s management and monthly fees. Well-run complexes hold their value — ask how the building is maintained and what the aidat (site fee) covers.
2. The real view. Visit at the time of day you’ll actually use the balcony. Morning sun and afternoon sun are very different pleasures.
3. The legal status and title deed. Make sure the tapu is clean and matches what you’re buying. Proper checks here prevent nearly every horror story you’ve heard.
4. Distance to daily life. Beach, market, pharmacy, bus line — walk it, don’t guess it. Five minutes on a map can be fifteen in July heat.
5. Resale and rental potential. Even if you never plan to sell, buy something someone else would want. It keeps your options open.
